Rent covers the cost of your room in the property. In most of our flatshare properties, utility bills are included in the rent, and we also provide a complimentary internet service. A fair usage cap applies to each utility per month; if this is exceeded, the extra cost will be split equally between tenants.
Council Tax: Tenants contribute to council tax under our private agreement. If you are a full-time student (typically 21 hours per week or more), you may be eligible for an exemption upon providing a PDF student status letter from your institution.
This will potentially incur interest at 3% above the Bank of England base rate, as outlined in the Tenancy Agreement.
Tenants are liable for the cost of replacing any lost keys or security device, including a change of lock or replacement of device if required.

These costs will not exceed the total rent remaining under your tenancy. Once a new tenant moves in, your liability for rent ends.
If you act as a guarantor, you are responsible for the tenant you guarantee. This means that if they are late with rent or fail to meet other tenancy obligations, you may be required to cover any outstanding amounts. There is no cost for setting up a guarantor.
All deposits are protected with the Tenancy Deposit Scheme (TDS).
